Denver Metro’s Real Estate Market is Changing

Filled with bank shutdowns, seasonal shifts, and rate unpredictability, March was an emotional rollercoaster, but the real estate industry held strong.

March showed some good signs that the Denver Metro market is off and running this Spring! Inventory is up by almost 20% from February. Closed home sales jumped 32% month-over-month. Average days in the MLS is down to 37 compared to 48 last month.

A lot of people thought the Spring market wouldn’t be as hot because of interest rates. However, low inventory and continued buyer demand are giving the Denver market a strong start.

Tip for buyers: Look for potential opportunities to negotiate a lower or better price by looking into homes that have been sitting longer or those that come back to market due to falling out of contract.

Tip for sellers: Pricing is key. Price your home thoughtfully to elicit strong offers as properties still fall out of contract due to inspection items or issues arising from buyer financing.
